But once you’re ready to move forward, I’ll negotiate hard and protect your interests above everything else. There’s a difference between being pushy with clients and being aggressive for them.

Absolutely. And honestly, these are some of my favorite clients to work with.

When someone is moving to a city they’ve never lived in, there’s a lot to figure out. Where do I want to live? What are the school districts like? Should I even buy right away, or does renting make more sense?

I enjoy working through those questions with people.
Not everyone who calls me ends up buying a home (or even moving to Omaha). And that’s OK. Let me repeat, that’s OK.

I have to talk some people out of buying when they move to Omaha because renting is a better option. Renting helps people decide if the Omaha area is right for them. And often it’s great to find out what neighborhood or area of town is right.

My job is to help you make the best, most informed decision.

That’s the best time to reach out.

There’s no pressure to do anything. We can just have a conversation — about where you are, what you’re thinking about, and what the process looks like. The more lead time I have, the more useful I can be. And it costs you nothing to talk.

Is the Pope Catholic?

Yes. Weekends are when most people have time to look at homes, so that’s when a lot of the work happens. Don’t feel guilty about asking to see a house on a Saturday or Sunday. It comes with the job.

It’s just me. If you work with me, you work with me — not an assistant who passes messages back and forth, and not a team member you’ve never met.

I used to run a team, but I’ve found that I do better work when I’m working directly with clients one-on-one. I like knowing what’s happening on every deal I’m involved in.

That said, I do have trusted agents I can call on if I’m traveling or have a prior commitment. If you need someone to show a home, do a final walkthrough, or be there for an inspection and I can’t be there myself, I’ll make sure you’re covered.

I also have an assistant who serves as a second set of eyes — someone to catch anything I might miss.

While it’s a small operation, it’s not a one-man band with no backup.

I work throughout the Omaha area. Douglas County, Sarpy County, and the surrounding areas.

That covers everything from the city core to the suburbs in Papillion, Bellevue, Gretna, Elkhorn, and beyond.

One thing worth knowing: I’m not licensed in Iowa. If you’re considering buying in Council Bluffs or elsewhere across the river, I can point you toward a couple of agents I trust on that side — but I wouldn’t be the right person to represent you there.
